Reducing paid search costs and increasing conversions for Cavanna Homes

Cavanna Homes

Paid Search

Competing for buyer attention against national portals like Rightmove and Zoopla – and against major housebuilders with far deeper pockets – Cavanna Homes needed its paid search budget to work harder, not bigger.

With a Cost per Lead of £176 and a website converting at just 0.5%, the regional housebuilder was losing qualified enquiries to friction long before they ever reached a form.

Bluesoup rebuilt the strategy around hyper-local geo-targeting and dedicated, conversion-focused landing pages – cutting Cost per Lead by 51% and lifting landing page conversion rate by 98%. Proof that smart targeting can outperform a brute-force budget, in even the most competitive markets.

The challenge

Cavanna Homes faced a highly competitive landscape, dominated by major national property portals (such as Rightmove and Zoopla) and aggressive national housebuilders.

At the same time, regional organic search demand was softening, making it essential for them to maximise the efficiency of their paid digital budget, to secure qualified buyer enquiries.

Specific challenges that our work needed to address included:

  • High lead acquisition costs – the existing paid digital baseline produced a Cost per Lead of £176 using the main website.
  • Low conversion efficiency – the main website was underperforming with a low 0.5% conversion rate, indicating significant friction in the user journey and drop-off before visitors submitted an enquiry.
  • Intense search competition – national portals and major builders were outbidding and diluting Cavanna's online visibility, requiring a smarter campaign structure to capture local, high-intent traffic without overspending.

Geographic targeting gaps – the need to balance hyper-local site interest ("near me" searches close to developments in places like Exeter or Bude) with broader regional/UK-wide search intent for buyers looking to relocate to the South West of England.

The solution

Before starting on any tactical work, we looked at what the overall strategic direction needed to be with paid search activity, to address the high lead acquisition costs and intense market competition.

We proposed a shift from generic destination traffic to a high-intent, friction-free digital strategy. This centred on capturing local homebuyer demand through precise geo-targeting, delivering tailored landing page experiences, and operating with agile, performance-led collaboration between our team and Cavanna Homes.

With this as our guiding principle, we then devised a tactical implementation plan that focused on three areas:

  • Dual-layered geo-targeting structure – we built hyper-local radius campaigns, in the form of targeted search campaigns around active development sites to capture immediate "near me" local intent in areas, like Exeter and Bude. We also ran broader location intent campaigns, which were UK-wide campaigns that captured relocation buyers searching specifically for new builds across Devon, Cornwall, and Somerset.
  • Dedicated, low-friction landing pages – we replaced standard site destination pages with streamlined, campaign-specific landing pages designed specifically for conversion. Also, we positioned enquiry forms prominently above the fold and highlighted key site benefits (e.g. location perks, local amenities, and development specs) to reduce drop-off.
  • Continuous campaign and conversion rate optimisation – we ran ongoing A/B testing on landing page elements and ad copy to continuously refine user journey efficiency. We also implemented active bid management and search query filtering to suppress non-converting, low-intent traffic and stretch budget further.

The results

“By rethinking our geographic search structure and pairing localised radius campaigns with high-converting, dedicated landing pages, we eliminated wasted ad spend. The results speak for themselves! Halving our cost per lead and doubling conversion rates showed just how powerful aligning targeted intent with a frictionless user journey can be.

“Beyond the numbers, the key learning was how crucial micro-targeting is when competing against massive national portals; by focusing tightly on hyper-local and high-intent relocation searches, we proved you don't need a national portal budget to win the search auction.”
Martin Boundy, Paid Digital Executive, Bluesoup

The strategic overhaul delivered immediate, measurable improvements in conversion efficiency and lead volume, allowing Cavanna Homes to scale buyer enquiries while maintaining strict budget discipline.

As a result, we saw the following significant performance improvements:

  • 51% reduction in Cost per Lead (CPL) – reduced dedicated landing page CPL from £176 down to £87, cutting the cost to acquire a qualified enquiry by more than half.
  • 98% increase in landing page conversion rate – doubled landing page conversion efficiency from 0.5% to 1.0%, leading to a 72% total increase in direct landing page enquiries.
  • 49% YoY increase in overall paid conversions – boosted total Q2 lead volume from 57 to 85 conversions year-on-year.
  • 32% reduction in total Cost per Conversion – lowered overall account CPA from £117 to £80 across all active campaigns.
  • 30% increase in traffic on flat spend – delivered 7,001 total clicks compared to 5,401 in the previous period, achieving significantly higher qualified site traffic on a virtually flat spend increase (+2% YoY).

“This campaign was a brilliant demonstration of how strategic alignment between media buying and conversion rate optimisation drives real commercial growth. Bluesoup delivered exceptional value by giving Cavanna Homes an agile, reliable lead engine that could be adapted to support specific site inventory across Devon, Cornwall, and Somerset. It's a great example of a cost-effective way for businesses to improve their paid media performance, even against a heavyset competitive landscape.”
Emily Walton, Digital Director, Bluesoup

Beyond the immediate quantitative KPIs, the campaign restructuring yielded significant operational and strategic benefits for Cavanna Homes:

  • Stronger competitive positioning – successfully carved out dedicated search visibility against major national homebuilders and aggressive property portals (Rightmove/Zoopla) without getting drawn into unsustainable bidding wars.
  • Frictionless customer journey – upgraded the buyer experience by replacing distracting site navigation with direct, benefit-led landing pages that immediately answered homebuyer intent.
  • Improved media budget efficiency – proved that growth doesn't require ballooning budgets. We maximised existing ad spend through hyper-local radius targeting and smart geographic query filtering.
  • Agile regional support – provided Cavanna's sales team with a reliable, controllable lead engine that could be dialled up or down based on specific development availability across Devon, Cornwall, and Somerset.

“The results are clear. We’re generating significantly more enquiries without significantly increasing our media spend, while our cost per lead has halved. Bluesoup challenge our thinking, understand what we need commercially and aren’t afraid to change the approach when something can work harder. That’s exactly what we need from an agency.”
